WE STAYED 1 WEEK IN THE kATA LUCKY VILLA, A BEAUTIFUL GARDEN, A VERY NICE SWIMMINGPOOL (NOT VERY BIG, BUT GOOD SIZE) VERY GOOD AND TASTY ROOMSERVICE. PERSONAL VERY FRIENDLY. VERY CLEAN.EVERYTHING WAS VERY GOOD, ONLY THE BREAKFAST GOOD BE A BIT BETTER........

The property was very quiet even though it is on a main street. However it is set a long way back so in our room there was no traffic noise. Breakfast offered a good selection of foods but some different cereal would have been nice not just the same 2 choice every day. The breakfast room was VERY HOT. There was no a/c and sometimes the fans were not on. Our room was very clean and modern with quite a large bathroom with a bath and walk in shower ie no glass door which was great. We had to remind housekeeping to clean our room twice in a 6 day stay which was not good. Also the Front Desk staff were, at times, rather abrupt in their interactions with us. I know they were busy but not always. The free shsuttle to and from the beach was very handy. It's aboiut a 10 - 12 minute walk to the start of the main beach area. There are plenty of restaurants nearby.
Beautiful area and the garden villa was fantastic - large, clean, very nice. The central pool area was also amazing, however is not suitable for noisy children. The menu and bar are fine - not too expensive. When I first booked this villa, I made a mistake in the booking - we contacted the hotel immediately and they refused to allow us to cancel that booking and rebook with the amendment - this is extremely poor service - shows no trust for the customer - so be very careful when booking or trying to make changes with them. Likewise when renting the scooter, I was short 250 baht for the day hire (about 10 dollars) after paying 1000 baht deposit and they refused to put it on the room tab, or allow me to pay later in the day, or to use my credit card - i had to go out and find an ATM so I could pay them cash immediately - again this is terrible customer service, particularly from the motorbike/taxi hire guy. The welcome/reception staff, although nice, did not really give us any information about the facilities, such as where the gym was etc. Customer service needs to be improved here, so people can enjoy the villas to their full potential. Also, the wifi constantly dropped out which was frustrating.

The place is undergoing a heavy reconstruction on half of the area. So a bit noisy. The rest ,where we lived is in bad need of a total makeover too. Craxks in everything, broken wok on sundeck, broken tiles, sharp and dangerous. Lamps in room broken too.
The seats on sunchairs need to b renewed too.
Molded and rotten.
Staff was friendly, breakfast was as expected and totaly Ok.

Sorry, but i cannot recomend this to anyone u til the whole hotel is remade and fixed.
The pool and areas was infested with catepillars wich fell into pool too.
Shirt walk to Kata beach, a bit dangerous due to traffic, but close to familymart and so.
If I knew that the Hotel was ungoing this massive renovation I would NEVER have booked.
So No recomendation to anyone for this hotel, Until is done
